The April Core Logic Property Index shows a 0.8 percent fall in house prices nationally, with decreases in Auckland, Tauranga, Wellington and Dunedin.
Hamilton saw no change in median price while Christchurch was a lone grower with a half percent increase.
CoreLogic head of research Nick Goodall says the average house price in Christchurch is $761,356 - up 28.1 percent on 2021 figures.
Homeowners are being told not to panic, but he says anyone attempting to refix mortgages now will see a big jump in the rate they're charged.
